More payments

The Spanish government is adept at inventing new fees related to buying and selling a home. Foreign property transactions are excellent cash cows, and new fees are introduced every year.

Final architect approval

The latest fee concerns the architect’s visit to the property being sold before the final sale. The purpose of the visit is to ensure the apartment is in saleable condition. What does this mean in practice? Even if the apartment owner has all the required documents and the buyer has approved and agreed to the terms, an architect must still be retained to inspect the apartment for a fee and provide final approval.

Valid for three months

Yesterday, an architect visited the apartment for sale. He pulled all the toilets, took measurements of the largest bedroom, and took a couple of pictures of the apartment. The visit took 10 minutes. Finally, he nodded and announced that the apartment could be sold. Previously, the seller had to dig up the latest electricity and water bills before making a deal. Nowadays, the architect comes and states that the apartment has electricity and water. And this visit charges 200-300 euros. In my opinion, it’s just a money grab. The architect’s approval is valid for three months, so if the deal is delayed and the time is exceeded, the architect will make a new visit and charge the same amount again. At least one bedroom must meet the required dimensions, which will be clarified when we receive the official, multi-page feedback from the architect’s visit. I’m looking forward to the results, which I’ll write about in my next blog.

A suspense drama

If an architect finds something in a house that could affect the sale of a house, who is willing to pay a little extra to have the matter swept under the rug, even if the upstairs toilet doesn’t flush properly. What could be a defect that would prevent a house sale in the last few meters? The architect wasn’t interested in the swimming pool, because it doesn’t affect the living, and neither were the other additional buildings. The house sellers now have a new suspense drama before the sale. The house in question had been demolished and rebuilt according to the architect’s plans a few years ago, and everything had legal permits. Despite this, it was necessary to check that the water and electricity in the house were working.

Don’t keep your apartment empty

The Spanish government has also been planning to introduce a new tax for property owners. There is a severe shortage of rental housing in the country, so the state is trying to get owners to rent out their vacation homes when they return to their home country. Foreigners are not the only ones, but Spaniards also have a lot of vacation homes that may be empty for most of the year. The Spanish vacation month is August, when summer homes are occupied, but the homes are empty. A very bad investment, because a home does not generate any income when it is unoccupied.
