The housing market has stalled

The change in market trends confirms other changes observed in recent months, such as a slowdown in sales and moderation in price increases, which point to a new situation in the housing market.

Oversupply

”Sellers have had very good years, and now they are finding it difficult to lower prices, which is why the market has stalled,” explains Daniel Samper from Redpiso. The situation is made worse by the fact that there are numerous properties that are still being built or renovated and are expected to come on the market in the coming months. The growing number of properties is creating an oversupply in both the most valuable and more affordable residential areas.

The skill of making good housing deals

Miguel Ángel Gómez Huecas, president of the FADEI and AMADEI business associations, admits that the purchase and renovation of homes has slowed down, as the costs of purchase, renovation, and financing have increased significantly and profit margins have decreased. However, there are still certain areas, especially changing neighborhoods or municipalities, where prices are more affordable and where the housing trade can remain profitable. The key is the skill of buying homes and understanding construction and local demand. It is no longer easy or fast, but it can work when done with professional judgment,” he claims in El Mundo.

Everyone wants to live in the city

One of the many paradoxes of the current housing crisis in Spain is that people want to buy or rent homes in cities where supply is scarce, and market pressure has pushed prices to record levels, and vice versa – that is, where there is housing available, there are no people who want to live there. In both rental and purchase housing, indicators are starting to show that people’s finances have reached their limits, and they can no longer afford the prices offered. This is also why it would be important to develop infrastructure, improve the transport network, and invest in public transport.

The bubble bursts

The rise and fall of home buying, renovating, and reselling, or how the trend of buying, renovating, and reselling homes is bursting its bubble. Of all the trends brought about by the recent housing boom, one of the most successful has been buying a house to be renovated, renovate it, and then reselling it for a much higher price. Home renovation has recently gained a foothold in Spain. As with other businesses in the real estate market, this bubble is starting to burst. Buying, renovating, and selling houses is decreasing.

Housing sales decreased

The number of housing transactions has dropped significantly, prices have fallen significantly, and profitability has shrunk by up to 51 percent. ”The market is definitely not as lively as in previous years. On the other hand, due to the average increase in purchase and renovation prices, margins are less attractive to investors,” says Emiliano Bermudez, deputy managing director of the Donpison real estate network, to El Mundo.

MARKKINAT OVAT PYSÄHTYNEET

Markkinatrendien muutos vahvistaa muita viime kuukausina havaittuja muutoksia, kuten myynnin hidastumista ja hinnannousun maltillisuutta, jotka viittaavat uuteen tilanteeseen asuntomarkkinoilla.

Ylitarjontaa
