After several years in which the property market in the upscale areas has made Madrid and other parts of Spain the center of attention of the world’s richest, the pace is starting to change there, too. Negotiations are taking longer, deals are taking longer to close, and prices are starting to fall, which is becoming an open secret in the real estate industry.

Contagious effect

”According to several real estate sources consulted by EL Mundo, the slowdown has become a topic that few people want to talk about, mainly due to the fear of a possible ”contagion effect”. They fear that many buyers will postpone their purchase decisions and wait for cheaper alternatives. The market is not as enthusiastic as it was a few months ago. Colombians, Mexicans, Venezuelans, Chileans, Chinese, and Arabs have revolutionized the real estate market in cities like Madrid, among others, by increasing prices in addition to traditional housing”, writes Maria Hernandez.

Demand and supply

Engel & Völkers confirms that it is observing ”a growing gap between demand and supply, which could hinder sales transactions in the coming months,” says Juan-Galo Macia, CEO of Engel & Völkers Iberia and South America. ”We are observing a gradual change in the dynamics of the housing market in large cities such as Madrid and Barcelona and their metropolitan areas, with a gap between asking and selling prices. This is particularly noticeable in certain types of housing and residential areas, where the price of properties on the market is increasing faster than the pace of acquisition by buyers. If this trend continues in the coming months, the absorption capacity of properties could gradually decrease, leading to longer sales times and increasing pressure on asking prices,” he adds.

Diverse offerings

You can read in the newspapers about the decline in interest among English buyers in the Spanish housing market. The explanation given is high prices and hot summers, but this applies to all Europeans who are thinking about where they want to go on summer holidays. There are alternatives, such as the South of France, where many people are already heading for their holidays. There is a natural elimination in the housing market. Individuality and differentiation are taking center stage. We need to respond to demand and see the fact that not many people are prepared to pay too much for a second home, especially if living there decreases due to high temperatures and the cost of living. A diverse offer creates demand, and there must be alternatives.

Euribor

Euribor, also known as the Euro Interbank Offered Rate, is an indicator that shows the interest rate at which major European banks lend money to each other. This value is calculated daily and serves as a key benchmark in the financial world, especially in Europe. The importance of Euribor lies in the fact that it is used as a basis for determining the interest rates of various financial products, especially mortgages. In countries like Spain, many variable-rate mortgages are tied to Euribor. This means that if Euribor increases, the monthly mortgage payments will also increase. If Euribor decreases, the payments will decrease as a percentage of their daily interest rate. The monthly average for June is 2.810%.

Everything affects everything

The acceleration of inflation caused by the Iran war, which has caused the strongest price increases in the last 18 years, except for 2022, which was exceptional due to the energy crisis caused by the war in Ukraine, and housing prices, which are still rising, although more moderately influence people´s purchasing decisions. The average price increase in Spain in 2026 is 3.8%, almost a full percentage point more than was predicted just three months ago. The stimulus provided by interest rates is coming to an end. The European Central Bank (ECB) is forecast to make two interest rate hikes this year.
