Asuntomme Calle de Francisco Cubells- kadun varrella oli melko uusi ja moderni, rakennettu vuonna 2010. Kun ostimme sen muutama vuosi aikaisemmin, niin lakimiehemme meni hyvin tarkasti asuntoa koskevat asiat läpi, joten nyt kun päätimme myydä se, niin emme palkanneet lakimiestä itsellemme. Päätimme hoitaa myynnin itse. Käytimme kyllä kiinteistövälitysfirmaa asuntomme myynnissä, jonka tehtävä on ottaa kuvat, mainostaa ja sopia asiakaskäynnit, näin karkeasti sanottuna. Lakifirmat hoitavat kaiken muun asuntoon liittyvät asiat. Asiakaskäynnit eivät aina onnistu helposti, koska omistaja saattaa haluta olla paikalla ja jos asunto on vuokralla, niin vielä enemmän vaatii sopimista. Tietysti ei pidä unohtaa, että meidän tehomyyjämme Raj oli aina enemmän tai vähemmän mukana ohjeistamassa ja auttamassa asunnon myynnissä. Hän järjesti mm. ostajille lainan, jotta kauppa voitiin tehdä.

Rent & Buy tai Buy & Pay

Sitä ennen kiinteistövälitysfirmamme oli ehdottanut meille uutta ostokonseptia, jonka nimi oli Rent & Buy. Tämä tarkoitti, että potentiaaliset ostajat maksavat sovitun prosentin kauppahinnasta käsirahana ja tämän jälkeen muuttavat asuntoon vuokralle noin vuodeksi, jonka jälkeen maksavat lopun kauppahinnan. Vuokra-aikana lyhentävät kauppahintaa kuukausittain kuin vuokranmaksu. Tässä kohtaa pitää muistaa, että jos vuokra-suhde kestänyt vähintään vuoden, niin hänellä on Espanjan lakien mukaan oikeus jäädä asumaan asuntoon vielä 4 vuodeksi, jos haluaa. Maksaako vuokraa tai ei, niin se jää vuokranantajan ja vuokralaisen väliseksi asiaksi ja tällöin ei sähköä eikä vettä saa katkaista vuokralaiselta. Mielestäni tälläinen kaupanteko on ulkomaalaiselle erittäin huono ratkaisu. Ilmoitinkin firmalle, että mielestämme Buy & Pay on paljon mukavampi kaupantekotapa ja asia jäi siihen. Tässä kohtaa Raj tarjosi lainaa ja kaupat tehtiin.
